Dear Guests and Friends of Linekin Bay Resort:
We would like to give you an update on the future plans for the resort and invite you to consider owning a home in our new planned community.
Since 1909 our family has owned and operated a hospitality facility for visitors to the Boothbay Harbor Region. From 1919 to 1944, my grandparents, Elizabeth and Grove Branch, ran Linekin Bay Camp for girls. After World War II, together with my grandmother, my parents, Bob and Ida Branch, converted the camp to an American Plan resort accommodating 170 guests.
Since Dad died in 1996, the family, with the support of our manager Ron Brann, has run the resort in an increasingly demanding hospitality market. Over the past several years we have come to realize that the resort is becoming less competitive in our quest to serve the needs and desires of the Boothbay Harbor region visitors and residents. In 2005 we asked Susan Morris and Chip Newell of The NewHeight Group to work with our family to evaluate the resort's qualities and analyze alternatives for the future. As a result of much analysis, we have determined that, to meet the desires of today's visitors and guests, we need to substantially upgrade our offerings.
It is important to us as a family to keep connected with the property and continue to run a family-oriented waterfront resort. Our plans are based upon the premise that the waterfront would continue as resort accommodations and related facilities while a portion of the rest of the 19 acres would be devoted to cottages and homes. These homes would be designed and built in a consistent style, appropriate to the region, to enhance the property and would be maintained by a Home Owners' Association. They will be offered for sale to individuals.
Below is a description of the community that we are planning. It is to be a "maintenance-free" resort community designed for those who do not wish to be burdened by property maintenance and are interested in use of the resort and its amenities. Above all, we want to take the Linekin Bay Resort into a new era while replicating the spirit that has made it so special.

The Future Linekin Bay Resort Community
Preliminary Description
Linekin Bay Resort Community is located on 19 acres on a peninsula with unparalleled views and access to water-based activities. The resort's prime location on the protected waters of Linekin Bay creates the ability to fully enjoy the water via:
- Moorings and docks for boaters
- Sailing, kayaking and canoeing
- Fishing
- Swimming in the ocean or a heated salt water pool
- Beach combing and tidal pools
The Branch family's passion for the land, water and sailing remains the focus around which the hospitality and residential components of Linekin Bay Resort Community will be designed.
Linekin Bay Resort will be the only entirely new, upscale lodging facility in the mid-coast region. All elements will keep the current classic Maine aesthetic and ambience while offering the latest in comfort and technology. The resort community is close to downtown Boothbay Harbor yet offers seclusion.
The Resort
The Resort will consist of a main lodge with 30-35 guest rooms and suites. Each will have a water view as well as a private patio or balcony. There will also be a 5 bedroom/5 bathroom lodge with its own kitchen and living room.
Resort amenities include:
- Waterfront Restaurant serving breakfast, lunch, and dinner
- Waterfront Bar with deck and patio
- Docks and moorings
- Shower and laundry facilities for boaters
- Boat rentals: sailboats, kayaks, canoes
- Sailing instruction program
- Heated salt water pool

- Nature trails through woods
- Fitness facilities with spa treatment rooms
- Conference rooms for meetings and retreats
- Function space for weddings, reunions and celebrations
The Cottages and Homes
Linekin Bay Resort Community will offer 30-35 cottages and homes, all built for year-round use, with exterior maintenance provided.
Benefits of home ownership include:
- Many will have water views and decks and/or screened porches ("outdoor living rooms") from which to enjoy the outdoors for as much of the year as possible.
- There will be 2, 3 and 4 bedroom homes with 2, 2 1/2 or 3 bathrooms, and some will have a den, office or studio. Most homes will be two levels with either second floors or walk out basements depending on the site. Most will have their master bedrooms on the main floor with the additional bedrooms on the second level.
- Home owners will have the option of putting their cottages in a rental pool.
- Home owners will have access to shared amenities in Linekin Bay Resort as described above, as well as home catering and housekeeping services.
- Property staff will help with handyman jobs in homes, assist getting boats in and out of water, etc.
- Landscaping and maintenance of grounds and exterior building areas as well as garbage collection and ice and snow removal will be managed by a Home Owners' Association.
